How does the “construction by administration” model work?The development follows a cost-price (construction by administration) model, meaning that all construction expenses are paid directly by the buyers during the 24-month building period, without a traditional bank loan. Each purchaser contributes a share of the actual construction costs as the work progresses.
What is the payment schedule for land and construction? Payment is divided into two parts:
Land share: approximately 50 % of the total price, with the initial payment and the collective land deed to be signed within 30 days and formalized in December.
Construction share: the remaining amount is paid in 25 monthly installments during the 24-month build. Any capital gain (mais-valia) will be included in the final price.
Can I finance the purchase through a bank? No. Because it is a construction by administration project, bank financing is not available during construction. Buyers can seek a mortgage only after completion and individual registration of the unit.
Which expenses are not included in the estimated construction cost? Excluded costs—paid separately and shared among buyers—include: issuance and registration of deeds, ITBI tax, notary and legal fees, property tax (IPTU) and fire tax during construction, utility hook-ups (water, power, gas, sewage), decoration and equipment funds, installation of EV and bicycle charging points, landscaping, security systems, project licensing, and final approvals such as the Habite-se certificate. All are detailed in the construction contract.
